What Is an EICR?
An Electrical Installation Condition Report (EICR) is a thorough inspection and test of the fixed wiring in a property: the consumer unit, circuits, sockets, switches and light fittings. It shows whether the installation is safe to keep using and flags anything that needs attention.
Who Needs One?
- Landlords: private rented properties in England require an EICR at least every 5 years, with a copy given to tenants
- Home buyers: know what you're buying before you commit
- Homeowners: recommended every 10 years, or when moving in
- Businesses: to meet insurance and health & safety requirements
Understanding the Codes
Any issues found are recorded as observations with a code:
- C1: danger present, and immediate action is required
- C2: potentially dangerous, and urgent remedial action is required
- C3: improvement recommended
- FI: further investigation is required

Common Questions
How long does an EICR take?
A typical house takes around 3–4 hours depending on its size and the number of circuits. The power will be off for short periods during testing.
When will I get the report?
Usually within a couple of working days, sent digitally for your records.
Is an EICR the same as PAT testing?
No. An EICR covers the fixed wiring in the building, while PAT testing covers plug-in appliances.
